Frequently Asked Questions


There is no such thing as a useless question. If you feel perplexed or confused by something, you can bet someone else has too. That is how this list has come about. We have included many questions our guests have asked before - if we have missed something........just ask! 

What is your earliest check-in time?

  • Our normal check-in time is between 4.00 and 8.00pm. If you need to check-in earlier we will do our best to help.
  • You are always welcome to register early and leave your luggage. 
  • If you need access before 4.00pm you may need to book a 2 night stay. 
  • Please be aware that only way of guaranteeing a room is available for you to get ready for a wedding or day time event is to book a 2 night stay.  

What is your cancellation policy?

  • All cancellations or amendments need to be made in writing, email is fine. 

  • Cancellation greater than 21 days before intended date of stay will be refunded in full.

  • Cancellation 21 days or less before intended date of stay:  a charge of 50% of the total cost of the reservation is due and payable via debit/credit card unless we are able to re-book your room. If we are able to re-book your room, we will refund the re-booked portion.

  • Cancellation 2 days or less before intended date of stay: a charge of 100% of the total cost of the reservation is due and payable via debit/credit card unless we are able to re-book your room. If we are able to re-book your room, we will refund the re-booked portion.

  • Shortened Stay: In the unlikely event that you must shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made.

  • Because of our small size cancellations affect us greatly, and we do not over-book, as large hotels do. By making a booking and entering into this contract you are authorising us to make charges to your card without any additional consent being required. We must enforce our cancellation policy so if you are worried about having to cancel for any reason, we recommend you purchase travel insurance.

Do you take credit cards, give VAT receipts, commission?

  • For your security, we no longer take payment in person by card
  • Bookings should be made safely online using the encrypted service or by BACs or cash
  • We do not trade above the VAT threshold and do not provide VAT receipts​

Do you provide internet access?

  • The internet is available in the building and can be accessed on the first terrace in the garden.  A key code will be given to you when you arrive.
  • The building is old, some of the walls are over 3ft thick which may reduce reception

Do you allow pets?

  • We do allow well behaved pets and we make a nominal charge of £5.00 per stay. Only one dog can stay at a time, so please check if another guest has booked with their pet. We view pets travelling with their owners as extensions to a family group.

  • However guests are reminded that not everyone enjoys the company of animals and pets must be kept on a lead in public spaces and under control at all times.

  • Sorry but pets cannot come into the breakfast area.

Do you provide packed lunches, evening meals, access to the kitchen?

  • We will provide packed lunches given reasonable warning. The cost will depend very much on what you would like included.

  • We do not provide evening meals.

  • We do not give guests access to our kitchen for Health & Safety and Food Hygiene reasons.

  • There is a fridge and a microwave available to guests. You may bring your own home cooked food, purchase meals from the local supermarkets or reheat bottles and feed for younger children. We will happily provide you with plates and cutlery. All we ask in return is that you do not make use of this facility in a way that may disturb the comfort of our other guests.

Do you offer a laundry service?

  • We do not offer a laundry service as routine but we will offer to dry rain soaked attire in one of our tumble driers!
  • There may be occasions such as lengthy stays away from your home or an unexpectedly muddy or wet day out that means you really do need to refresh your clothing. There is a launderette in the Market Place that will take in services washes while you are at work or exploring, however we recognise that this may not always be convenient and will do what we can to help. 

What is included in my room rate?

  • You can find a detailed description about each room and its contents on the booking page. Please note: 
  • Bath and hand towels are provided. If you are staying more than one night, we change our linen every third day. If you need your towels changed before then, please let us know. 
  • Toiletries - we try to be ecologically friendly where we can. We do not provide small individual bottles because we see it as wasteful. All our washrooms have an array of full sized toiletries for guests to use if they wish. If you forget anything, like toothpaste or shaving equipment, please just ask.
  • Iron, ironing board, hairdryers, fans, high chairs, travel cot and much more are available on request

What can I expect from Rockley House?

  • We make no claim to being perfect!
  • We are a family run bed and breakfast, Rockley House is our home. We do everything we can to make your stay as comfortable and happy as possible.
  • We are not a hotel, we do not have the staff or services you may expect from such, our rooms are all individual and vary in size and appearance and our furniture is quite eclectic.
  • We do have a really lovely, comfortable home, with lots of charm and period fittings that we are happy to share with our guests, many of which return again and again.
